First Eco Hotel Of Its Kind With Seaviews Coming To Yorkshire

Construction has begun on an exciting new development in Yorkshire. The Yorkshire Coast is set to be home to the UK’s first ‘Passivhaus’ hotel, which is a when a building standard focuses on extreme energy efficiency, aiming to drastically reduce heating and cooling needs through super-insulation, airtight construction, and efficient ventilation.

Cliffemount, a new multi-million-pound development, will consist of 20 sea-view rooms sitting on top of the cliffs at Runswick Bay. The site will replace the old Cliffemount Hotel which was demolished in October 2024. The new hotel which will have a restaurant on pub on-site will open in summer 2027 with work expected to last two years.

This super eco-hotel will be the first hotel in the UK with ‘Passivhaus’ accommodation, which means the hotel must follow strict building and design standards. The project is in the capable hands of building surveyors and project managers Silverstone Building Consultancy.

Melissa Tomlinson, managing director at Cliffemount commented: “In 2022, our family purchased the former Cliffemount Hotel with a very clear vision of building a sustainable hotel that would have a positive impact industry wide.

“A lot of work has gone into making it achievable, but with the building work now beginning, that vision is finally starting to become a reality.”

Mark Turner, site manager at Stainforth Construction said: “We are pleased to be proceeding with building work on site at Cliffemount. As with all construction projects of this scale, there is a significant amount of groundwork that needs to be done prior to any physical structures being put in place.

“In the first instance, we will be focusing on regrading, cutting and filling the ground to the required site levels. Piling preparations and works will then begin, followed by work on the substructures, foundations and below ground drainage. As expected with projects of this scale, there will be some disruption to local residents, particularly from a noise and traffic perspective. For this, we apologise.”
