Plans Submitted For New Yorkshire Coast Village With 1,400 House

Plans to construct a 1,400-home village near Scarborough have faced opposition from residents and authorities. The current application seeks full approval for the project’s first phase, consisting of 251 homes, site access, and a main road to accommodate parking and infrastructure needs.

Persimmon Homes Ltd aims to develop a new village, Mountby, on a 131-hectare plot east of Scarborough Business Park, near Cayton and Eastfield. The proposal includes a primary school, a community centre, and a village green.

According to Persimmon Yorkshire, they have consulted with the community to incorporate feedback into the planning process. The design of the new streets will prioritise walking and cycling over the use of private vehicles.

The BBC reports that at a recent Seamer Parish Council meeting concerns were raised about the ‘overdevelopment’ of Cayton Village. A Persimmon Yorkshire spokesperson said: “Residents will be able to enjoy the equivalent of four football pitches of public open spaces on the first phase alone as well as a trim trail and play park.

“Homes will be zero-carbon ready, incorporating technologies such as EV chargers, solar panels and air source heat pumps. We have been engaging with the local community including Cayton Parish Council to ensure that feedback informs the application process and look forward to presenting these plans to North Yorkshire Councillors in due course.”

North Yorkshire Council planners are now considering the scheme.
